Wednesfield Way Industrial Estate, Well Lane, Wolverhampton

Bulleys have provided Property Management to Wednesfield Way Industrial Estate for over 7 years since originally advising on the refurbishment on the industrial units. This established Estate is ideally located in a recognised industrial/commercial environment and comprises a total of 6 units totalling 40,000 sq ft. The units are of part brick/block and clad external elevations with herringbone steel trussed roofs.

The industrial estate was originally part of Bentley Bridge Business Park which was subsequently separated into four sites, one of which became known as Wednesfield Way Industrial Estate in the late 1990’s. The industrial estate now extends to a total of approximately 2.26 acres (0.91 hectares).

Bulleys have developed an excellent rapport with both Landlord and Tenants to which our extensive Management service has helped create a reputable estate. Current tenants include Chris Kennicott Water Technology Limited, EFD Induction Limited and Assa Abloy UK, all of which operate both nationally and on a global level.

More recently, Bulleys have overseen several improvements to the industrial estate, including the re-surfacing of the service area, the implementation of various security measures, new signage and improved the surrounding grounds as part of our role to maintain the assets performance.

Current general management strategies include the collection of rents, the implementation and collection of service charges, supervision of grounds maintenance and a proactive approach to Landlord and Tenant initiatives including rent reviews, lease renewals and overseeing Schedules of Dilapidation and Schedule of Condition.
