Shift Towards 'Built to Suit' Solutions
It is widely considered in the commercial property market that the majority of existing Industrial/warehouse property is unsuitable for current requirements for large modern facilities.
The lack of suitable existing stock is seeing the re-emergence of the ‘built to suit’ solution as evidenced by the success of i54 South Staffordshire at Junction 2 M54, with sales completed to Jaguar Land Rover, Moog Aerospace, Eurofins, and International Security Printers.
Telford can benefit from such activity in the area through the availability of 80 acres (32 ha) of employment land at Junction 4 M54, rebranded as Telford54. Telford & Wrekin Council and Bulleys are in advanced talks with a number of potential occupiers with plots available to purchase on a freehold basis, or bespoke units provided through design & build on a leasehold or freehold basis.
The Local Authority is promoting Telford as a pro-growth town and investment impetus has been provided in the form of the £250m Southwater mixed use scheme. With a capacity for 1.2 million square feet of employment space, Telford54 has great potential to further stimulate the local economy by accommodating large occupiers that wish to be within only 15 miles of the new Jaguar Land Rover engine plant.
