Bulleys have enjoyed a successful longstanding relationship as Managing Agents for Hortonpark Industrial Estate in Telford providing a fully encompassing Management Service on behalf of our Clients since 1998. Our initial instruction was on behalf of Clerical Medical Investment Group Limited with the current Landlord being Invista Foundation Property Limited.
The industrial estate which was constructed in the early 1990’s is set in a beautifully landscaped area of Hortonwood on the outskirts of Telford. It comprises a total of 15 self-contained light industrial units with integral 2-storey ancillary office accommodation totalling 160,000 sq ft, let predominantly to National and Multi National organisations. Current tenants include DHL, The Protomold Company Limited and Eurofilms Extrusion Limited.
Our management role includes the collection of rents, the implementation and collection of service charges and the supervision of grounds maintenance.
We have a proactive approach to Landlord and Tenant initiatives including undertaking commercial rent reviews and lease renewals and overseeing Schedules of Dilapidation and Schedule of Condition where necessary. Bulleys have recently undertaken rent reviews for two industrial units each consisting of over 15,000 sq.ft whereby rents have achieved £4.75. per sq ft which maintains the assets performance for the client.
