Planning Application For 640,000 sq ft Telford Warehouse

The Homes and Communities Agency (HCA) has submitted a planning application to Telford & Wrekin Council to build either one 640,000 ft.² warehouse unit or two units of 330,000 ft.² and 230,000 ft.² respectively at the Telford 54 site.

The site is being marketed jointly by Bulleys Bradbury and Lambert Smith Hampton and the proposed development is a collaboration between the landowner HCA and Telford and Wrekin Council.

Rod Spiby from Bulleys Bradbury commented, “The site known as Titan 640 promises to be a major development for the West Midlands bringing potentially hundreds of jobs and significant investment to the region. The HCA and Telford & Wrekin Council have joined forces to produce plans for either a single unit or two units that have the potential to attract major occupiers in an increasingly buoyant market. It is well documented that there is a national shortage of high quality industrial accommodation with excellent access to the motorway network. Titan 640 delivers everything a major occupy requires from a logistics viewpoint and we are already in discussions with an occupier for a significant part of the site.”

Nick Bird, West Midlands area manager for HCA, said "the HCA work closely with Telford Council Estates and Investment Team to ensure that our considerable land portfolio is managed and developed to help fulfil local housing need and economic development goals. With Titan 640 we have an opportunity to bring to the market a build ready site for a large foot footprint development complementing the recent sales of smaller plots at the T 54 Business Park.”

Telford 54 is a promptly located 78 acre site in an attractive landscaped setting adjacent to the established Stafford Park Industrial Estate, one of Telford’s major industrial locations. It lies adjacent to the A464 within 1 mile from Junction 4 of the M54 linking to the M6 and wider West Midlands motorway network. Telford Central town centre is less than 2 miles which recently saw significant £250m investment with the Southwater programme.

The site is allocated as a Committed Employment Site within the Wrekin Local Plan and is considered suitable for Industrial/Warehouse/Research & Development uses within Use Classes B1 (b and c), B2 and B8.

The Council Planning Committee is expected to consider the application during November 2015.
